How are you different from other “we buy houses” companies?
Most cash buyers give you one offer and push you to accept. We present multiple options, explain the trade offs honestly, and we are backed by a licensed brokerage, something most cash buyers cannot say.
Do you actually pay cash?
We buy directly. Offers come from our own funds and close at a licensed NJ title company.
How do you determine your offer?
We evaluate the after repair value, subtract estimated repair costs, and factor in carrying costs and our margin, and we walk you through the math so you know exactly how we got to the number.
Will you buy my house if it needs major repairs?
Yes. Fire damage, flood damage, full gut renovations, code violations, even tenant issues. That is where a cash purchase makes the most sense.
Any fees or commissions?
On a cash purchase, zero, and we pay closing costs. On an MLS listing, the standard commission, disclosed clearly before you sign anything.
How fast can you close?
As little as 7 to 10 business days once we have a signed agreement. Typical is 2 to 3 weeks, and we can wait up to 90 days if you need time.
Are you licensed professionals?
Our brokerage partner Nancy Pavic is a fully licensed NJ broker with 30+ years of experience through Casa Real Property. All MLS listings and formal representation run through her licensed brokerage.
Is there any obligation?
Zero. A call or form puts you in a conversation, nothing more. We will never pressure you.
