Terms of Use

These Terms of Use (“Terms”) apply to your use of gardenstatehomebuyer.com (the “Site”). The Site is operated by Millz Real Estate Holdings LLC, doing business as Garden State Home Buyer, serving Passaic, Bergen and Essex Counties, NJ (“we,” “us,” “our”). By using the Site, you agree to these Terms and our Privacy Policy. If you do not agree, please do not use the Site.

1. Information only

The Site is for general information only. It describes how we work and the options that may be available to people who want to sell a home. It is not legal advice, tax advice, financial advice, or real estate brokerage advice, and it is not a substitute for talking to a licensed attorney, tax professional, financial advisor, or licensed real estate professional about your situation. Every situation is different, and laws and market conditions change. You are responsible for deciding what is right for you. We encourage you to get independent advice before you sell.

2. Who we are and how we work

We are a real estate investment company. When we make an offer, we are usually offering to buy the property ourselves (or through an affiliated entity) as a principal, not as your agent or broker. We may assign our purchase agreement to, or close the purchase with, another buyer or investment partner. If we do, your price and terms do not change.

We work with a licensed real estate partner, Nancy Pavic of Casa Real Property, a licensed New Jersey real estate broker. If we refer you to her, her services are provided by her and her brokerage under their own agreement with you, and not by us.

3. No guarantee of an offer, price, or timeline

  • Requesting information or submitting a form does not guarantee that we will make an offer, or that we will buy your property.
  • Any price range, example, estimate, or timeline on the Site (for example, “close in as little as 7 to 14 days when title is clear”) is general and not a promise. Actual offers and timing depend on the property, its condition, title, liens, occupancy, local requirements, market conditions, and other factors we may learn only after review.
  • Any offer we make is not binding on either of us until it is written in a purchase agreement signed by both you and us. Until then, either side may decide not to go forward.
  • Our offer may be lower than what you could get on the open market, in return for speed, convenience, and buying as-is. You should compare options before you decide.

4. No attorney-client or broker relationship

Using the Site, submitting a form, or talking, texting, or emailing with us does not create an attorney-client relationship, a real estate broker/agent relationship, a fiduciary relationship, or any other professional relationship. No such relationship exists between you and us, or between you and our licensed partner, unless and until you and the relevant party sign a written agreement that says so. Please don’t send us confidential or privileged information that you would not want shared on a sales inquiry.

5. Your information and consent to be contacted

When you submit a form or contact us, you agree to give us information that is true, accurate, and complete, and that you are authorized to give it (for example, you own the property or have the owner’s permission).

By submitting a form or giving us your phone number or email, you agree that we may contact you by phone call, text message, and email as described in our Privacy Policy. Consent is not required to purchase or sell anything. Message frequency varies. Message and data rates may apply. Reply STOP to opt out of texts at any time, or HELP for help. 6. Acceptable use

You agree not to:

  • Submit false, misleading, or someone else’s information
  • Use the Site for unlawful purposes or to harass or harm others
  • Try to break, probe, overload, or gain unauthorized access to the Site, its servers, or our accounts
  • Use bots, scrapers, or automated tools to copy or collect data from the Site, or to submit forms, without our written permission
  • Introduce viruses or other harmful code

We may block access or remove content if we believe these Terms are being broken.

7. Our content and intellectual property

The Site’s text, graphics, logos, design, and other content belong to us or our licensors and are protected by copyright, trademark, and other laws. You may view and print pages for your own personal, non-commercial use. You may not copy, modify, republish, sell, or create derivative works from the Site without our written permission. “Garden State Home Buyer” and related names and logos are our marks.

8. Testimonials and examples

We do not currently publish customer testimonials. Any examples of offers or timelines on the Site are for illustration only.

9. Third-party links and services

The Site may link to or use third-party websites and tools (such as our phone/text provider, scheduling tools, or mapping tools). We do not control them and are not responsible for their content, availability, or practices. Your use of them is at your own risk and subject to their terms.

10. Disclaimer of warranties

The Site and its content are provided “as is” and “as available.” To the fullest extent allowed by law, we make no warranties of any kind, express or implied, including accuracy, completeness, reliability, fitness for a particular purpose, or that the Site will be uninterrupted, error-free, or secure.

11. Limitation of liability

To the fullest extent allowed by law, Millz Real Estate Holdings LLC, its owners, members, employees, and partners will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost opportunities, arising from your use of (or inability to use) the Site or reliance on its content. Our total liability for any claim relating to the Site will not exceed $100. Some jurisdictions do not allow certain limits, so some of this may not apply to you. These Terms do not limit any obligation we have in a signed written agreement with you.

12. Indemnity

You agree to defend and hold us harmless from claims, losses, and costs (including reasonable attorney fees) that arise from your misuse of the Site, your violation of these Terms, or false information you provide.

13. Changes to the Site and these Terms

We may change, suspend, or end any part of the Site at any time. We may update these Terms by posting a new version with a new “Last updated” date. Using the Site after a change means you accept the updated Terms.

14. Governing law and disputes

These Terms are governed by the laws of the State of New Jersey, without regard to conflict-of-law rules. Any dispute about the Site or these Terms will be brought in the state or federal courts located in Passaic County, New Jersey, and you agree to their jurisdiction.

15. General

If any part of these Terms is found unenforceable, the rest stays in effect. If we don’t enforce a right, that is not a waiver of it. These Terms and the Privacy Policy are the whole agreement about your use of the Site, but a separate signed written agreement with us controls over these Terms for that transaction.
